California Landlords: Big Changes Coming in 2026! As we head into the new year, several key laws will impact how you rent properties.

Here's what you need to know:


  • Appliance Requirements (AB 628): Starting Jan 1, all new/renewed leases must include a working stove & fridge. Maintain them or face issues! 

  • Fee Transparency (AB 1248): Ads & leases must disclose ALL fees, optional services, and discount terms clearly. No more hidden costs! 

  • Security Deposit Refunds (AB 414): Electronic payments? Refunds must match unless agreed otherwise. For multi-tenants, joint checks standard. 

  • Eviction Protections (AB 246): Tenants get a break if rent's late due to Social Security delays (thru 2029). 

  • Digital Photo Disclosures (AB 723): Must reveal if listing images are AI-altered or edited materially. 

  • Smoking History Disclosure (AB 455): Disclose known tobacco/nicotine residue for leases >1 year.
