Here's what you need to know:
Appliance Requirements (AB 628): Starting Jan 1, all new/renewed leases must include a working stove & fridge. Maintain them or face issues!
Fee Transparency (AB 1248): Ads & leases must disclose ALL fees, optional services, and discount terms clearly. No more hidden costs!
Security Deposit Refunds (AB 414): Electronic payments? Refunds must match unless agreed otherwise. For multi-tenants, joint checks standard.
Eviction Protections (AB 246): Tenants get a break if rent's late due to Social Security delays (thru 2029).
Digital Photo Disclosures (AB 723): Must reveal if listing images are AI-altered or edited materially.
Smoking History Disclosure (AB 455): Disclose known tobacco/nicotine residue for leases >1 year.
